Remodeling prices are down an average 5% to 10% across the U.S. from their peak, firms say, largely due to bidding wars among contractors idled by the housing slump and lower costs for some materials, such as plywood, lumber and insulation, because of lower global demand.

The remodeling industry has also been hurt by sluggish sales of new and existing homes; most remodeling is done within 18 to 24 months of the purchase of a home, studies indicate. Tighter credit and falling home values also hurt the industry, as many big jobs are financed with home-equity loans or other borrowing. Some new-home builders are now competing for home remodeling jobs, helping to force down prices even more. (more…)

Homeowners usually dwell on price vs. quality, and the remodeling schedule, but rarely do they seriously consider the safety of their family and home during a remodel.

Don’t look now but mortgage rates are really, really low — practically at record low levels. Homeowners who still have adequate equity might want to jump on this and refinance one more time. Or start using their home equity line again. Or switch to a fixed-rate loan. Or give up on their plans to pay off their home quickly and stretch it out as long as possible.

It’s all good news for homeowners (and would-be homeowners), especially because some new federal rules are kicking in which should provide some added protection to mortgage consumers. On October 1, the Federal Trade Commission started policing new regulations requiring more disclosures about rates and payment in mortgage ads. And in January, new rules requiring better, clearer closing cost estimates go into effect. (more…)

As with humans, pet insurance programs are complex; some are expensive, and it’s hard to tell for sure what kinds of illness and conditions will be covered. Most plans offer tiers of coverage, which grow in price depending on how expansive the coverage is, the breed of dog, where you live and other factors. For many pet owners, of course, neither veterinary care for complex health problems nor paying monthly pet insurance bills is affordable or even possible, so I know that having the choice is a luxury.

Pet health insurance range from monthly premiums of about $12 to $45. Ouch.

Personal experience, discussions with a few trusted veterinarians and guidance from friends and fellow dog owners may convince you inton buying the insurance, but make sure to pore over the fine print and deciding among plans. (more…)

Lenders are ramping up efforts to avoid home foreclosures, but a report by bank regulators says more than half of borrowers who get help fall behind again. More than 50 percent of homeowners with loans modified in the first half of last year had missed at least two months of payments a year later, the federal Office of the Comptroller of the Currency and the Office of Thrift Supervision said Wednesday.

But the results were better among those who saw their payments drop substantially. About one in three borrowers whose monthly payments were reduced by 20 percent or more had fallen behind again within a year. That compares with more than 60 percent for borrowers whose loan payments were left unchanged or increased. (more…)
