New Lending Guidelines Apply
Some investors may believe the headlines and assume that nobody’s lending money anymore — and certainly not for small residential rental projects. But the reality is a little better than that. If you can come up with a downpayment, and are prepared to document income, assets and a solid appraised value, there are still some willing and able funding channels open to you.
Portfolio lenders such as regional or smaller banks and savings institutions who continue to offer carefully-underwritten, specialized niche products for small investors. A Short Checklist Before Buying A Home
Don’t buy if you can’t stay put. If you can’t commit to remaining in one place for at least a few years, then owning is probably not for you, at least not yet. With the transaction costs of buying and selling a home, you may end up losing money if you sell any sooner.
Start by shoring up your credit. Since you most likely will need to get a mortgage to buy a house, you must make sure your credit history is as clean as possible. A few months before you start house hunting, get copies of your credit report. Make sure the facts are correct, and fix any problems you discover. (more…)

Bailout Will Aid Investors
A lot of people assume that the federal bailout law is all about helping banks and buying toxic mortgage portfolios. That’s true, but Congress included some important tax items in the Emergency Economic Stabilization Act that could be of immediate use by owners and developers of investment real estate.
Tops on the list of winners: Anybody who builds or renovates properties using “alternative energy” features – especially solar panel applications. The bill extended a 30 percent federal tax credit for the next eight years for new commercial and residential solar installations – that means everything from multifamily rental projects to retail and commercial office buildings. Taxpayers Could Be Burdened By Mortgage Fix
Under a mortgage rescue plan announced at the debate Tuesday night by Senator John McCain, much of the burden of paying to keep troubled borrowers in their homes will shift to taxpayers.
McCain’s original plan called for lenders to write down the value of these mortgages and take those losses. But the Republican presidential candidate unveiled a new $300 billion plan in response to the first question of the debate.
He said, “I would order the Secretary of Treasury to immediately buy up the bad home loan mortgages in America and renegotiate at the new value of those homes, at the diminished values of those homes, and let people make those – be able to make those payments and stay in their homes.” (more…)
