Today’s Market Giving Home Buyers Cold Feet
Housing markets finally looked like they might be stabilizing when the crisis on Wall Street hit last week, shattering many home buyers’ resolve.
Glenn Kelman, founder of the online brokerage house Redfin, reports that business at his company had been humming, thanks to a steep, six-week drop in interest rates as well as the government takeover of mortgage giants Fannie Mae (FME) and Freddie Mac (FRE, Fortune 500).
But now, Kelman says that some people are pulling out of deals. “Clients have expressed their reservations about continuing the process,” in the wake of recent events, according to Redfin broker Febe Cude (more…)

How The Financial Crisis May Affect Your Mortgage
From Lehman Brothers’ bankruptcy to the AIG bailout and Merrill Lynch’s sale to Bank of America, the latest round of financial shockers has had Wall Street traders scrambling. But it also has consumers wondering if it’s a good time to buy a home or refinance, given the impact on mortgage rates. Here’s how experts weigh in on what all this turmoil means for homebuyers:
Rates will most likely go down as investors, trying to find a haven in a rough stock market, turn to “quality” vehicles such as Treasury securities. The prices on 10-year notes have already gone up — which means their yields have gone down — since the weekend’s announcements. Since 30-year mortgage rates tend to follow the yield of 10-year Treasury notes, those rates have also fallen, explains banking consultant Bert Ely. Bankrate.com reports an average 30-year fixed rate of 5.78%, down from last week’s 6.08%. In August, 30-year fixed rates hovered around 6.5%. (more…)

With gas prices high, bicycles flying out of stores and a buyers’ market for houses, a handful of real estate agents around the country are touting the two-wheeled appeal of their listings. Some even show houses exclusively by bike, wheeling through the neighborhood with potential buyers to show off bike lanes and bike-focused businesses and repair shops.
Bike agents say pedaling with clients is providing that boost. Behind a niche market that represents only a sliver of natinal sales is a bigger trend — a fundamental shift in the way people think about buying homes. Real estate agents and industry surveys indicate that home buyers are placing more importance on cutting their gas bills and commute times and that homes near urban centers, and subway, train and bus stops are selling faster than those in the distant suburbs.
