Zinn and the Art of Road Bike Maintenance (2nd Edition)

With gas prices high, bicycles flying out of stores and a buyers’ market for houses, a handful of real estate agents around the country are touting the two-wheeled appeal of their listings. Some even show houses exclusively by bike, wheeling through the neighborhood with potential buyers to show off bike lanes and bike-focused businesses and repair shops.

Bike agents say pedaling with clients is providing that boost. Behind a niche market that represents only a sliver of natinal sales is a bigger trend — a fundamental shift in the way people think about buying homes. Real estate agents and industry surveys indicate that home buyers are placing more importance on cutting their gas bills and commute times and that homes near urban centers, and subway, train and bus stops are selling faster than those in the distant suburbs. Green from the Ground Up: Sustainable, Healthy, and Energy-Efficient Home Construction (Builder\'s Guide)

A rock-bottom price just isn’t enough for buyers these days - it’s a starting point. If the furnace is out of date, they’ll demand a new one. Cracked driveways have to be repaved, and dirty carpeting torn out and replaced. All at the seller’s expense. Buyers are in the driver’s seat and they know it. They’re using that leverage to pry more concessions out of desperate sellers than they ever dreamed of during the bubble.

“‘Now it’s my turn,’ is the attitude,” said Mike Byrd, a real estate agent with SLO Home Store in San Luis Obispo, Calif. “Some buyers are really putting the screws on.” In New England, buyers are demanding that sellers pay to fill up a home’s heating oil tank. In California, sellers are forking over closing costs. Nearly everywhere, buyers are insisting that sellers purchase a home service contract providing a one year warranty on all of a home’s appliances. (more…)

Price It Yourself! The Definitive, Down-to-earth Guide to Appraising Antiques and Collectibles in your Home, at Auctions, Estate Sales, Shops, and Yard Sales

Four national associations of real estate appraisers have asked Congress for major regulatory reforms in the wake of an Associated Press investigation that identified key failings within the existing system.

Led by the Chicago-based Appraisal Institute, the groups said Wednesday they want the Congress to approve more money so that state appraisal boards can boost enforcement efforts. They also called on lawmakers to increase the oversight authority of the federal agency charged with monitoring the appraisal industry. (more…)

100 Major Item Home Inspection Checklist for Home Buyers and 10 Point Criteria for Choosing an Independent Home Inspector

The American Housing Rescue and Foreclosure Prevention Act of 2008, passed by Congress at the end of July with hopes of shoring up the ailing housing market, also includes an important tax break. First-time home buyers who purchase a home after April 8, 2008, and before July 1, 2009, are eligible for a $7,500 tax credit (or, if the home costs less than $75,000, a credit equal to 10% of the purchase price).

This credit, however, comes with a catch. You’ll have to pay it back.

Here’s the good part: The credit reduces your tax liability on a dollar-for-dollar basis and can even boost your refund. If you owe $10,000 in taxes, you can take the credit and pay just $2,500. Or if you owe $5,000 in taxes and have paid it over the year, you can take the credit and receive all your money back with an additional $2,500. (more…)

Be a Real Estate Millionaire: Secret Strategies To Lifetime Wealth Today

Every major remodeling project has a low point. For Jenny Joyce and Rob Crampton, owners of a 1901 fixer-upper in Seattle, it’s tough to say just when rock bottom arrived. Maybe it was the time when Joyce’s parents flew in to see the work in progress: While Crampton was showering, the bathroom wall collapsed, spilling rotten wood and centipedes into the tub.

Or maybe it was when, after jacking up the house, the couple lived for months without heat or insulation. They would come home at night, seal the drafty front door with duct tape and huddle around a kerosene heater while wind whipped through the floorboards and the whole house swayed like a boat. Confessions of a Subprime Lender: An Insider\'s Tale of Greed, Fraud, and Ignorance

While Congress and the Bush administration are focusing on bailing out struggling homeowners and financial companies, another group of federal officials are going after the people who helped propel the country into the mortgage crisis.

The FBI’s Mortgage Fraud Task Force, which works with federal, state and local law enforcement officials across the United States, has ramped up its work. Its targets: mortgage brokers, lenders, appraisers and professionals who defraud homeowners and bankers. (more…)

Chain of Blame: How Wall Street Caused the Mortgage and Credit Crisis

A federal grand jury is investigating subprime mortgage lenders Countrywide Financial Corp., New Century Financial Corp. and IndyMac Federal Bank, a person familiar with the situation told The Associated Press on Thursday.

Subpoenas seeking documents have been issued to all three companies, according to the person, who was not authorized to speak publicly about the case and requested anonymity.

The subpoenas are seeking e-mails, phone bills, financial records and other information, according to the Los Angeles Times, which cited people with direct knowledge of the subpoenas in first reporting the investigation was under way. (more…)
